We are not familiar with ReactJS, so we are not sure how to help.

Room Variables are accessible only from inside the Room. That's why you can't read them when you receive the ROOM_ADD event.
Is there a chance that in what you call a delay, actually the client joined the Room, and it can access those variables as expected?

I tested logging in and out for 50 times in a row, also at a fast pace, and the error never showed up. Is this error causing issues in your project? What happens when it shows up after the logout? Can you login again and everything still works as expected, or is the error causing other problems late...
